RENT: Rent is charged at £685.00 per week per property.
PAYABLE: Rent and bill for the period of the tenancy is payable in advance without any deduction whatsoever.
The Landlord agrees to accept payment in instalments as set out below. It is a condition of this
agreement that payments are made by standing order to the Landlord’s Nominated Bank
Account (or such other account as the Landlord may nominate).

office of CozyHome may or may not be open.

NO
BILLS: Unless otherwise stated, the rent is exclusive of bills. Bills must be split and shared with the
other occupiers in the house.
An allowance of £100.00 per week has been made in respect of the bills. The provision of bills
within the rent is subject to a “fair usage allowance” – i.e. that utilities are used in a fair and
reasonable way. Heating should not be left on 24 hours a day – but used as would be considered
normal for this type of property. The allowance for bills is set at an average of £ 100.00 per
week during the tenancy. If use exceeds this amount throughout the year, the Landlord will
have the right to charge for use over and above this allowance at the end of the tenancy. The
payment in respect of bills and any additional charge for use over and above the fair usage
allowance shall for the purposes of this agreement be an additional rent.
DEPOSIT: D1: A Deposit of £ 1500.00 is paid by the Tenant to the Landlord and is held by the Agent as
Stakeholder. The Agent is a member of the Tenancy Deposit Scheme. Any interest earned will
belong to the Agent.
D2: The Deposit has been taken for the following purposes:
(a) Any damage, or compensation for damage, to the premises its fixtures and fittings or for
missing items for which the tenant may be liable, subject to an apportionment or
allowance for fair wear and tear, the age and condition of each and any such item at the
commencement of the tenancy, insured risks and repairs that are the responsibility of
the landlord.
(b) The reasonable costs incurred in compensating the landlord for, or for rectifying or
remedying any major breach by the tenant of the tenant's obligations under the tenancy
agreement, including those relating to the cleaning of the premises, its fixtures and
fittings.
