摘 要
内容摘要:信息时代的到来,房屋出租管理的要求也在不断提高,传统的房屋出租
靠人工管理的方式已经越来越不适应现代租房的管理了,而且这种管理方式存在着许多
缺点,如:效率低,易出错,另外时间一长,将产生大量的文件和数据,这对于查找和
维护都带来不少困难。这时,一套有效的房屋出租管理系统显得尤为重要,它可以大大
的节约劳动力降低房东的成本,降低人为的误操作,大大的提高工作效率,给房东和租
客同时带来巨大的方便。
本文针对上述问题,从实际工作出发,基于提高系统效率和管理安全可靠性,结合
管理信息系统开发的概念,采用 Java 作为开发语言,以关系型数据库 MySQL 作为后台
数据库,开发了一套房屋出租管理信息系统。系统运行结果证明,本文所设计的房屋出
租管理系统可以满足房屋出租管理的需要,能够提高房屋的出租率,提高房东收入,达
到了设计要求。

Abstract
With the advent of the era of information, rental housing management requirements are also
increasing, traditional rental housing by artificial management way already more and more not
adapt to modern rental management, and the management way has many shortcomings, such as:
low efficiency, and error-prone, another time a long, will produce a large number of documents
and data, to find and maintain a lot of difficulties. At this time, a set of effective rental housing
management system is particularly important, it can greatly reduce the cost of the landlord to
save labor, reduce man-made wrong operation, greatly improve the work efficiency, to the
landlord and the tenant at the same time bring great convenience.
The above problems, the author of this paper, starting from the actual work, safety and
reliability based on improving the efficiency of system and management, combination with the
concept of management information system development using Java as a development language,
relational database MySQL database as the background, developed a set of rental housing
management information system. System operation results show that the rental housing
management system designed in this paper can meet the needs of rental housing management,
can improve the occupancy of the building, increasing the income of the landlord, meet the
design requirements.

引 言
随着计算机技术的迅速发展,人类社会已经进入了信息时代,人们的生活和工作方
式都发生了很大的变化,而随着网络的发展,我国的银行、海关、税务、铁路、学校、
政府部门相继建立了自己的计算机网络系统。许多中下企业也纷纷建立起关于网络的信
息系统,及时掌握市场动态,收集企业在运营过程中所发生的各类信息,为决策者提供
决策依据,从而获取更大的经济利益。各地房屋出租则结合科学的发展,充分利用市场
动态信息,使用户与房产公司(或房屋拥有者)得到及时的沟通,降低广告成本,提高
出租率。
1 项目概述
1.1 项目背景
随着社会经济的发展,城市现代化建设步伐不断加快,城市规模不断扩大,人员的
流动也不断加大,房屋出租逐渐成为社会生活的重要组成部分。无论是房屋出租还是房
屋求租,都面临着大量需求。
说到房屋出租,我们首先想到的就是房屋中介,但是不论对于房屋出租者还是对于
求租者来说,要面对的问题实在让人头疼,首先是琳琅满目的中介公司让人感到无从选
择,在要顾及中介单位可信度的同时,大量复杂的房产信息使他们感到迷茫,难以快速、
准确地从中找到适合自己的房屋信息。再者,出租、承租双方进行交易的时候还要通过
中介,使交易过程更加繁琐。而且中介单位还要收取的一定比例的中介费用,这也在一
定程度上加重了房屋承租者的负担。因此,现实社会中急需一个第三者为房屋出租者与
房屋求租者牵线搭桥,来弥补中介单位的种种不足。
在互联网蓬勃发展的今天,网络和我们的生活、工作越来越密不可分,网络正领导
着一个新时代的来临。于是我们就利用开放的 Internet 技术,开发出实时、快捷、全方
位传播信息的平台,我们制作的房屋出租管理系统的网站,就成了人们关于生活中住房
问题的信息载体,使得房屋信息在出租者与求租者之间传播更为轻松。这样,使原本复
